Overview:
Corvus is building a new 170,000 sf facility to support the General Motors Saginaw Metal Casting Operations. Four automotive supplier tenants will perform cleaning, heat treating and pre-machining operations on the new aluminum engine blocks to be fabricated by GM by year’s end. General Motors is investing $80 million to retool the original Saginaw cast iron block foundry to build engine blocks made of aluminum. The facility is schedule for a September, 2004 completion.

Project:
Create a 96,000 sq. ft. state-of-the-art research and development center in Auburn Hills, Michigan. Our mission was to manage the design and construction of a very complicated facility while at the same time utilize the Corvus Financing methodology to secure the lowest rent possible.
Services Provided:
Corvus performed a feasibility analysis, construction cost estimates, workplace performance and organizational effectiveness audits, project financing, lease versus own analysis, site plans, expansion assessments, tax abatement and municipal inducements, code and zoning reviews, tenant build-out specifications, directed construction and relocation activities.
Benefits:
Project was completed on-time, within budget at a fixed 20-year cap rate that was 250 basis points under the closest competing developer. |

VCI retained Corvus to coordinate and manage the construction and leaseback of a new $16 million corporate headquarters facility. VCI wanted to improve their workgroup efficiencies and implement new cross-functional methodologies to intensify employee teaming and collaboration.

Overview:
Corvus International built a fast-track 366,000 sf sequencing and distribution center in Pontiac, Michigan in only five months. The supplier is a highly-rated sequencer to General Motors and is contracted to be the drive train and bumper sequencer to the GM Pontiac East Assembly Plant for the next seven years. The Pontiac East Assembly Plant is GM’s most productive and profitable plant in the world, producing the popular S-10 pickups. The new facility, located within 1000 ft. of the GM Plant, was enthusiastically endorsed by GM because of the nearby location to the Plant. Its close proximity to the Plant will save GM over $2 million annually in trucking costs and JIT compliance from the previous Logistical Center locations. At completion, GM invested $1 million in equipment and infrastructure to prepare it for operations.

Overview:
The existing 72,900 SF building, originally constructed in 1984, and the 38.2 acre property was purchased by Corvus and immediately renovated to meet the needs of Reike Products Corporation. The $1.4 million of building improvements include the replacement of the roof, complete interior painting, epoxy flooring and a new HVAC system. Since the purchase, Reike has invested over $2 million in new machinery and supporting systems.
