- Financial Statements (audited, if possible) of the Lessee for the last three fiscal years, plus annual reports, 10K's and 10Q's
- Analyst reports and press releases, if any, of the Lessee and the industry in which the Lessee is doing business
- Published articles, if any, about the Lessee
- Any internally prepared descriptions of the Lessee and its business plan, if available
- Prospectus for any offering done by the Lessee within the last five years
Insurance certificates
- Title insurance commitments (including title exception documents)
- Survey of the Property (with surveyor's certificate)
- Phase I environmental assessment of the Property
- Appraisal of the Property
- Site plan of the Property
- Photographs of the Property (aerial and ground level) and a map of the Property location
- All permits, licenses and governmental approvals pertaining to the Property
- Copies of the most recent tax bills for the Property
- Existing market studies, if any, on the Property
- Evidence of zoning compliance for Lessee's intended use
- Engineering reports on the Property
